As affordable housing units are created in the final phase of the development process, SEB works with our clients to ensure that affordable units are offered to qualified tenants and buyers through a fair and impartial selection process. Because the demand for affordable housing far exceeds the supply of available units, developers of affordable units are typically required to conduct lotteries to select buyers and tenants of affordable housing units. SEB works with applicable regulatory, financing and monitoring agencies to plan and hold lotteries for affordable housing units.
As a part of this process, SEB helps developers create a marketing plan and lottery program that complies with applicable state and federal regulations and with the conditions of any local or state permits. Throughout the buyer and tenant selection process, SEB works closely with our clients to schedule workshops and information sessions and to distribute marketing material and housing applications in accordance with applicable program guidelines. SEB also works closely with prospective homebuyers to answer questions and manage the application intake and review process, including working with the lenders, any monitoring agent and applicants to ensure that affordable housing units are rented or purchased by program eligible applicants.
